ZELIENOPLE — Passavant Retirement Community has asked the borough to amend a residential zoning district to allow the construction of administrative offices and duplexes. Borough manager Don Pepe said the retirement community has proposed allowing the offices and duplexes as a conditional use in the borough’s R-3 residential zoning district. The preliminary plans discussed with the planning commission earlier this month was that the community wanted to built duplex units and offices for its foundation on one of the three parcels it owns near its main campus. “If approved, the change would be borough wide in all of the R-3 Zoning Districts,” Pepe said. Currently, only residential units are permitted in the R-3 district. The planning commission will hold a meeting at 7 p.m. Nov. 8 to discuss the request received to amend the current zoning ordinance to allow for additional permitted conditional uses in an R-3 Zoning District, to include administrative and professional offices and duplex dwellings. The planning commission’s recommendation would then be forwarded onto the borough council for its review. A public hearing is required to gather public input before any vote by council is taken. Passavant Retirement Community is currently in the middle of a multi-million construction project to replace 148,000 square feet of existing buildings including its main administration and nursing care facility and 38 cottages. The project encompasses about 194,000 square feet, 14 cottages and 20 apartments.
