CLINTON TWP — The township supervisors on Tuesday amended the zoning and land use ordinances.

Supervisor Mary Zacherl, board chairwoman, said in an interview the changes were needed to clear up confusion on the regulations.

Under the zoning ordinance amendments, a default setback of 100 feet from adjoining properties was set for development not requiring a specific setback.

Another change is requiring a noise study where the operation of machinery creates noise not customarily associated with the principal use of the property.

The noise study establishes testing procedures for noise levels and determines the necessity of sound mitigating devices.

Under the subdivision and land development ordinance amendments, a minor plan is defined as those involving 10 lots or less with no street construction or changes in existing streets, private roads or easement of access.

Major plans are defined as any not meeting the criteria of a minor plan.

One lot requirement is for the flag, the portion including the principal and accessory buildings, to have adequate size for the driveway so that ingress and egress is in a forward direction.

Another requirement is for the pole, the portion of the lot used for vehicle access between the site and the adjoining road, to not exceed 600 feet with an exception.

The pole can exceed 600 feet if additional length is needed to avoid disturbing productive farmland or other natural features and not disrupt efficient agricultural operations.
